The initial task for TDA was to review the existing condition of each of the properties and its building type or construction. There is very little documentation on file for each building with the NYC Department of Buildings. The 595 building is a heavy timber building, and buildings 611 to 659 are metal pre-engineered buildings. The next task was to determine a “new” Occupancy Group that correlates with the NYC Zoning Resolution and the 2008 Building code, as the “easiest” or “as-of-right” type of Occupancy that may inhabit each of the buildings based on the assumed and most restrictive Construction Classification based upon the new Code, with little modification to the existing structures. The goal in this first endeavor was to fine Occupancies and Construction Classifications that would not require sprinklers.
The next TDA Task was to review the NYC Zoning Resolution and the 2008 NYC Building Code to find other permitted occupancies that may lend themselves for construction further development of the building, ultimately to achieve higher profits either by purchase or rental costs for each building.
