The Design Alliance provided the architectural studies, zoning documentation, visual representations, renderings and preliminary budget estimates in the analysis for the development of the clients underutilized hospital campus real estate property.
The findings presented the conversion of an existing 27,000 sq. ft. ground level 60 car parking lot and 5 vacant buildings into a prime income producing property. The "as of right" development scheme comprised a phased, mixed use building of 90,000 sq. ft. medical offices; 30,000 sq. ft. resident housing; and a 250 attended parking lot with direct connection to the main hospital building.
Design concerns were to maintain the appearance of the brownstone identity with the community's persona at ground level and to provide an open vista at the upper floor levels of the building.
