The Van Duzer Building was designed as an "As of Right" economical solution for the owner developer's plan to create a viable, commercial office, rental income producing property. The site is considered a prime location with high visibility, great street access and NYC harbor views.
The bulk of the building was configured to maximize the irregular site's potential, allowable floor area and the restrictive off street parking requirements, without seeking a variance from the Board of Standards and Appeals. The design elevated the floor levels to capture the view while minimizing the building's footprint to enable parking below.
The ground level entrance lobby serves as the core for the building elevators and vertical access to the upper office space. The use of curtain walls, and modular glazing panel components, simplified the construction and generated cost savings.
